Willow Greens is a
deed restricted community
where the residents are interested in enhancing property
values and keeping orderly maintenance. In a deed restricted
community, the
combined affect of the
association documents/restrictions and the decisions of the
elected board
influence the development of the community.
The board has the responsibility to watch
over the development
of the community and foster an
enjoyable, prosperous environment for the residents.
We are a home owners association and not a
condominium association. Willow Greens residents own more of
the structure
and have more responsibility than a
condominium owner. While the condominium owners have a
much more restrictive role, the owners of Willow Greens
townhouses may, upon approval by the board, make
modifications to meet their special needs.
Modification requests, approved by the
board, that are made in accordance with the intended purpose
of the deed restrictions,
become the responsibility of the owner and any future owners, to
provide acceptable maintenance and repair for as long as that
modification exists.
Willow Greens is divided into two
sections: Phase One and Phase Two. Phase One, at the front
entrance of the property,
uses a three digit unit number
while Phase Two, in the extended portion of the complex, uses a
four digit unit number.
Willow Greens is surrounded by very
nice landscaping, including a golf course view for some of
our residents. Our beautification committee works hard
to keep our facility attractive. We also have a nice
pool area with a Jacuzzi, bathrooms and a covered screened porch area.
Our pool is heated to 84 degrees
Fahrenheit with a 4 person Jacuzzi kept at a temperature of
104 degrees. A nightly security camera scans from 11 PM to 7AM,
keeping the pool area
free of possible trespassers. There is no life
guard on duty and therefore
all children must be accompanied by a
responsible party.
The pool area may be used by
residents and their guests as long as the resident is
present. The pool is open for everyone
between the hours of 7 AM to 11 PM. Any special use of the pool area must be
approved before the event is scheduled.
It is important to
know that the neighboring executive golf
course (the one at
the Northwest side of our complex) is being renovated to
accommodate several new five-story apartment buildings.
You will hear more about this in later communications.
It is believed that these high-end condos will cause Willow
Greens
homes to increase in value. So far that has been the
case. Our values have dramatically improved.
