(30.00' R/W; thence run N 88 deg. 57' 35" W, along said R/W line, and distance of 395.74 feet to a point; leaving said R/W line, a distance of 395.74 feet to a point; leaving said R/W line, run S 00 deg. 32' 42" W, a distance of 678.67 feet to a point; thence run N 88 deg. 49' 52" W, a distance of 330.92 feet to a point; thence run N 00 deg. 43' 28" E, a distance of 647.91 feet to a point intersecting the southerly right-of-way line of the aforementioned 12th Avenue S.E., thence run S 88 deg. 57' 35" E, along said R/W line, a distance of 328.88 feet to a point; leaving said R/W line, run N 00 deg. 34' 13" E, a distance of 679.04 feet to a point; thence run S 88 deg. 59' 00" E, a distance of 593.72 feet to the Point of Beginning.
