HURRICANE PLAN

8/18/08 

TO BE IMPLEMENTED IF A TROPICAL STORM OR HURRICANE IS APPROACHING 

BASED UPON WHAT WE LEARNED FROM THE HURRICANES OF 2004/2005, WE HAVE DEVELOPED A GENERIC HURRICANE PLAN FOR ALL PROPERTIES MANAGED BY PBM. NATURALLY YOUR BUILDING (S) COULD HAVE IDIOSYNCRASIES OF IT’S OWN BUT THIS PLAN IS TO BE FOLLOWED IN THE ABSENCE OF AN INDIVIDUAL PLAN FOR YOUR BUILDING. 

1.     BALCONY CHECK: From ground level, perform a visual inspection of the unit and common area balconies. Remind occupants in residence to remove articles from balconies before they leave the site.

2.     CHECK ENTIRE PROPERTY FOR AND REMOVE FREE STANDING ASHTRAYS, TRASH CONTAINERS, LOOSE SIGNS

3.     POOL FURNITURE, LASH IT, STORE IT OR “POOL IT”

4.     LOWER POOL AND SPA WATER LEVELS, TURN OFF HEATERS, GAS/PROPANE SUPPLY AND ALL ELECTRICAL SERVICE TO THE POOL/SPA.

5.     CHECK THE BUILDING ROOFS FOR POSSIBLE PROJECTILES

6.     TURN OFF WATER SUPPLY TO EXTERIOR HOSE BIBS/ DRINKING FOUNTAINS OR SHOWERS

7.     IT APPEARS THAT ELECTRICAL SERVICE WILL BE TURNED OFF WELL IN ADVANCE OF WATER SERVICE BEING TURNED OFF THEREFORE THERE IS NO POINT IN TURNING OFF BOOSTER OR FIRE PUMPS. WE RECOMMEND THAT ELEVATORS AND GENERATORS BE LEFT OPERATIONAL.

8.     PLAN ON RETURNING TO SITE AS SOON AS THE EVACUATION ORDER LIFTED.

9.     MAKE SURE YOU HAVE A SUPPLY OF WORKING FLASH LIGHTS AND BATTERIES

10.            KEEP YOUR CELL PHONE TURNED ON AND CHARGED AT ALL TIMES AND MAINTAIN CLOSE CONTACT WITH YOUR PROPERTY MANAGER

11.            TAKE A PBM PERSONNEL PHONE LIST AND KEEP IT WITH YOU.

12.            WE HAVE ADVISED THE AUTHORITIES OF YOUR POSITION WITH YOUR PROPERTY. HAVE PHOTO ID WITH YOU AND YOU SHOULDN’T HAVE A PROBLEM RETURNING TO THE SITE ONCE THE EVACUATION ORDER HAS BEEN LIFTED.
